The homes are well kept and although a family park it is remarkably quiet. The rent for the lot goes up every year and the Seniors who are on fixed incomes are finding it hard to stay, to result in the owner(s) buying the homes for cheap and resale for profit.  The lots are now around $825.00, but when you add on  loan/mortgage, utilities and food, it doesn't leave much left, if any, for the fixed incomes that dwell there.","rating":1,"date_published":"2016-21-06"},{"author_name":"Jaime H.","review_text":"Is a nice place ,but the manager really sucks and he thinks he is the owner,specially when you are on the swimming pool, he said no food or drinks but he shure can go to the jacuzzi with 2 drinks and food ,come on,plus  he is RACIST, manager neeeds to be replace for a beter person that learns to listen to people.so disappointed of him.I wouldn't recommend this place, unless there is a new manager.����������������������������","rating":1,"date_published":"2015-25-08"},{"author_name":"madashell12","review_text":"Cottonwood Estates is one of the nicest mobile home parks in the area, however, I wouldn't recommend it to anyone who is on a fixed income or low income because the owners keep raising the rent space every year making it impossible for some owners to keep their homes.  Some of the owner have a mortgage, when you add that to the rent space fees and all the regular bills like water, SMUD garbage, etc. it gets pretty expensive and unaffordable for some. Hence forcing them to sale their home for a very reduced price or giving it up out right.  It’s such a shame that Owner/realtor are capitalizing on other peoples misfortune especially when they are the cause of it.  So beware people, if you're looking for a place to call home, Cottonwood is NOT the place.","rating":1,"date_published":"2012-28-01"}]}
