I cut away the ceiling, determined the problem and called a plumber for an estimate.  1st company came out and bid $649!!! This seemed kind of expensive.  I called George Allen & sons.  Plumber came out right away and bid $250.  He couldn't do the job right then but scheduled it for the next day.  Arrived right on time and was done in 35 minutes.  Everything works - no leaks.
